Every assessment is performed by a TDLR-licensed Mold Assessment Consultant (#MAC2302) and led by a 30+ year building construction and restoration expert, strictly adhering to the work practices established by the Texas Department of Licensing and Regulation (TDLR).

The purpose of a professional mold assessment is to determine the exact source, location, and extent of microbial growth, identify the underlying physical conditions that caused it, and deliver the buildable data required to prepare a formal Mold Remediation Protocol (MRP).

Forensic moisture investigation

Every assessment begins with a thorough inspection of all accessible areas of the property.

Using non-destructive FLIR infrared thermography and calibrated moisture meters, we trace moisture pathways back to their source. Rather than focusing only on visible mold growth, we investigate the building conditions that allowed it to develop in the first place.

Occasionally, additional investigation is needed before the source of water intrusion can be confirmed. In these situations, limited building materials may need to be opened or disturbed. If further investigation is recommended, we'll explain why it's necessary, what it involves and obtain your approval before any work begins.

Targeted air and surface sampling

Not every property requires extensive mold testing. When physical testing is appropriate, we collect targeted air or surface samples using nationally accepted methods and submit them to a TDLR-licensed laboratory with 24-hour turnaround available.

Every sample is handled in accordance with Texas regulations, including proper documentation, sample identification, preservation methods, chain of custody procedures and laboratory analysis performed by a TDLR-licensed facility.

Testing is recommended when it provides meaningful diagnostic value – not as a routine part of every assessment.
